A two-level apartment on the 5th and 6th floors of a lakefront block at The Cove Lakeside, Jabi. The developer, 7-Fifteen Capital, lists two of these units at ₦750 million each: one in Block 1 and one in Block 2, both facing the lake.

The lower level has the living and dining room (about 68 m²), the kitchen, a store, a visitor’s toilet, a terrace and a staff room with its own bathroom. Upstairs are three bedrooms, each with its own bathroom. The master bedroom is about 35 m² and the other two about 20 m² each, plus a terrace off the landing.

How the price compares in Jabi

These figures come from homes listed on airealent.ng, not from the developer.

Since January 2025 we have listed 14 homes for sale in Jabi with a price. They ranged from ₦175 million to ₦2.5 billion, and the middle price was ₦400 million. Most of them were existing houses, not new lakefront apartments.

The only 3-bedroom apartment for sale in Jabi on our site in that time was listed at ₦400 million in September 2025. This maisonette costs almost twice as much. For the difference you get a new building on the lake, two floors of space (about 240 m² by our count of the room sizes), a staff room and the estate facilities.

At ₦750 million and about 240 m², the price works out to roughly ₦3.1 million per square metre.

For investors: 3-bedroom apartments with a BQ in Jabi were listed for rent on our site at ₦35 million a year in April 2025. At that rent, a ₦750 million purchase would return about 4.7% a year before service charge and other costs. A new lakefront home may rent for more. Ask us for current rents before you decide.

Is The Cove Lakeside finished?

No. It is sold off-plan, so you buy before it is completed. Ask us for the developer’s current handover date and how far construction has gone.

Who is building The Cove Lakeside?

7-Fifteen Capital, an Abuja developer whose head office is in Jabi. Their completed projects include 7-Fifteen Lakeside Estate, also in Jabi.

Can I see the site before paying?

Yes. We arrange a visit to the site and the developer’s office, and go through the floor plans, payment plan and contract with you first.

Is there a payment plan?

The developer’s November price list does not show one. Ask us and we will get the current terms from the developer.

What is the difference between Block 1 and Block 2?

In the November list both are 3-bedroom lakeview maisonettes on the 5th floor at the same price, ₦750 million. We can tell you which one has the better view or position when we visit.
